Ordering Information

Our House Plan/Garage packages range from $300.00 to $1200.00 depending upon size/complexity of the structure and the form of the actual plans. To find the price for a particular plan, click on the "Order Plan Now" button in one of the Plan Pages.

All orders are processed within 72 hours of receipt and are shipped Priority Mail or UPS. We accept checks and payment online through www.paypal.com or you can call us directly, we accept Visa & MasterCard.

About our plans

Our plans are detailed for general construction, and conform to the 2000-2006 IRC,Uniform Building Code (UBC), the Council of American Building Officials (CABO), or the Southern Building Code (SBC) specifications. Since local codes vary by city and county, your plans may require modification for conformity. All plans must be approved by local building officials prior to construction and may require engineering at additional cost to you. 

In addition to our plan set, you will need a site plan (which situates your house on your property and must be approved by your local planning department). You will also need a specific material list (which tells your contractor what types of fixtures, paint, moldings, etc., you want for your new construction), and a building material list (which lists the materials actually used in the construction of your home, such as the lumber, concrete, and nails). You can get your site plan and material lists from your contractor.

Mirror Reverse Blueprints

Most all of our plans are available in mirror reverse at a minimal fee. The lettering and dimensions will not appear backwards. 

Additional Sets

The set of drawings you receive will be original reproducible bonds. You can go to your local blueprint shop and make as many copies as you need. You can also buy the plans on disk or have them e-mailed to you, however we also will mail them to you to have proof of tracking.  NOTE: Purchasing our plans grants the purchaser the right to use our plans of construction for ONE residence unless there is a Multiple Use Agreement. Study Plan Sets

If you would like to review any of our house plans in greater detail before purchasing, a Study Plan Set is available in 1/8" scale. This reduced scale plan set includes an exterior elevations, partial cross sections, and floor plans. It is typically three to 6 sheets of 12"x18" plans. We will happily credit the price of a Study Plan Set toward your purchase of a full set of working drawings at any time within six months of the purchase of the Study Plan Set. 

Modifying Your Plan

If you would like our help in making changes to your plan, please call us. We will talk with you about your changes, give you a firm quote and complete the changes in a timely manner. A marked-up Study Plan Set is a good way to identify the changes that you want to make. 

What Our Plans Include

The complete construction blueprints are available for every house shown on this web site. Clear and concise, these detailed have been used to build homes and garages within the United States. Each plan is designed to meet standards set down by the 2000-2006 IRC, Uniform Building Code (UBC), the Council of American Building Officials (CABO), the International Residential Code (IRC), the Southern Building Code (SBC).

Please note that every state, county, and municipality has its own codes, zoning requirements, building regulations, and other ordinances. It may be necessary for you to have your plan modified by a local designer or engineer to comply with such requirements as snow loads, energy codes, seismic zones, and flood areas.

Each set of plans include these elements:

Exterior elevations show the front, rear, and sides of the house, including exterior materials and details.

Detailed floor plans show the placement of interior walls and the dimensions of rooms, doors, windows, stairways, and similar elements for each level of the house.

Foundation plans include drawings for a daylight basement, post and beam, joist, or slab foundation. All necessary notations and dimensions are included. If the plan you choose doesn’t have the type of foundation you desire we will create one for you at a reasonable fee.

Upper floor framing plans are included with two story homes or homes with lofts.

The roofing plan gives the layout of rafters, dormers, gables, and other roof elements, such as skylights.

Cross sections show details of the house as though it were cut in slices from the roof to the foundation. The cross sections give the construction, insulation, flooring, and roofing details.

Schematic electrical layouts show the suggested locations for switches, fixtures, and outlets.

General specifications provide instructions and information regarding excavation and grading, masonry and concrete work, carpentry and woodwork, thermal and moisture protection, drywall, tile, flooring, glazing, and caulking and sealants.

Note: Due to regional variations, local availability of materials, local codes, methods of installation, and individual preferences, detailed heating, plumbing, and electrical specifications are not included on the plans. The ductwork, venting and other details will vary, depending on the heating and cooling system you use and the type of energy that operates it. These details and specifications are easily obtained from your local builder or local supplier.
